What is Key Money?

KEY Money -In Dubai exists such a term as key money. This money are not paid to buy the property/ rent the property or buy the brand, rather to pay the old tenant to give up on his rent contact. Sometimes key money are as little as 200,000 Dhs. and sometimes it can come up to 6,000,000 Dhs or more, depending on the place.Lets take an example:

You rented a space two year ago in a prime location in Dubai, lets say in Fairmont hotel on Sheikh Zayed Road. In two years you were running your hotel successfully and got a famous name on the market. At this point you understand that your clients would come to your restaurant with no difference of where you are located, or you just need a bigger space. So you decide to move out from where you are, but you are the owner of the tenancy contract for next 5 - 10 years and you can open a new restaurant in this place, or you will decide to give the rent so anyone else. Would you give it for free? No - Why? Because there will be people offering money to give the space to them. And now you will say, who gives me more money, to that one I will hand over the rent. So the money that has to be paid to you as actual tenant, for you to move out and give up on rent are called key money.
