Classifying the various buildings in JLT

In the sub-communities, you can sort the buildings of JLT using various criteria (quality, status). In the performance and property type section, you can get a great snapshot of the prices in the community which we have classified by quality.

In JLT, we have classified the residential buildings by either 'Mid-end' or 'High-end' quality. Office space is graded as either 'Grade A' or 'Grade B.'

Now we realize classifying buildings per quality is not an exact science. And there are other factors which help enhance a building’s reputation & price point besides quality and that can come down to other factors such as location, architecture, facilities etc.

There are a few buildings in JLT which are borderline – not exactly high-end but neither do they fall typically within the Mid-end bracket. In these cases, we have had to make a call and classify then one way or the other.

For example, Lake Terrace has very high demand for studios and 1 bedrooms – and the prices for studios are amongst the highest in JLT; one bedroom prices are touching the lower price bracket of the buildings which we classified as High-end.

However, when it comes to this building’s 2 and 3 bedroom units, they are not very popular mainly because of certain awkward layouts or smaller sizes – therefore, their 2 and 3 bedrooms definitely don’t belong in the high-end category. Taking all this into account we have classified this building as a Mid-end building.
