The 30-storey office tower at One Business Bay was one of the first buildings to lease space in the development. Our engineers contributed to the structural design. As the building is intended to resemble a shard of diamond piercing the ground, its inclined walls taper outwards, right to the top — the 30th floor is double the area of the first floor. Three floors just below roof level extend even further, like a “captain’s deck”. To provide rigidity, the central core is loadbearing, surrounded by a concrete frame and post-tensioned floor slabs. Internal perimeter columns follow the inclines of the building envelope and transfer their loads to the core via beams. By balancing most of the static loads around the core, any need for disproportionate reinforcement in any particular area of the frame or foundations was avoided.
