SITE PLAN

The regulations state that the main building form is composed of two parts: a two storey podium

and a building mass above. The podium will contain parking and, if necessary, additional parking

may be provided underground. However, as mentioned above, only one level of podium covering

the entire site will be enough to accommodate parking. The roof of the podium can be used to

provide for building amenities such a swimming pool or roof garden.

The guidelines require the main lobby entrance to be located at the center of the D59 frontage.

Car access is suggested from the service road at the rear.

Above the podium the building mass should be located along the main D59 frontage. It should be

noted that the rear views will benefit from towards either the Jebel Ali hill, or Al Furjan internal

development.

BUILDING FORM, HEIGHT AND FLOORS

Maximum number of floors is 12 storeys (G+11).

The overall allowed height above natural grade level is 48 meters to the top of the plant room.

Rooftop mechanical room should be designed to be a maximum height of 4 meters.

SETBACKS

Building setbacks are set by the DCRs and listed in the summary regulations table below.

No setback is required at then main frontage to maintain a consistent frontage at the main road

frontage. However 1.5 meters is required on all three other sides. The front entrance at the ground

floor should be setback a minimum of 4 meters creating a 4m recess within the podium.

Above the podium, the main frontage is to be set back a minimum of 1 meter.

At the sides, the minimum setback above the podium is 4 meters.

The mechanical room at the roof should be setback a minimum of 5 meters from all sides.

PARKING PROVISION

Parking shall be provided at basement or within the building podium envelope to a maximum of

two floors. Parking spaces shall be provided as per the following (as per CED regulations- Fourth

Edition, April 2006
