The plot has been developed to provide a purpose built bespoke warehouse/production and testing facility featuring an assembly equipment tower, air-conditioned warehouse area and internal offices arranged over ground and mezzanine floors. There are also two 20 metre deep bore holes allowing pressure testing of oil production equipment.
The warehouse itself is of a specialist tilt-up pre cast construction with an aluminium sandwich panel roof incorporating double layer translucent fibre glass and roof lights. The rear elevations comprise of 250-300mm thick pre-cast concrete panels to roof level whilst the front and side elevations also provide concrete panels to roof level but incorporate a series of glazed aluminium windows. The warehouse benefits from an insulated roof, 150mm thick concrete flooring, sodium down lighting and an eaves height of approximately 8 metres at the lowest point. Additionally there are two specialist areas contained within the warehouse, one which provides an insulated warehouse area with dedicated air conditioning that is capable of continuous cooling to 18 degrees, and another providing an 18 metre high equipment tower for the assembly, dis-assembly and pressure testing of oilfield related products.
The internal offices are arranged over ground and mezzanine floors and benefit from air conditioning, recessed lighting, tiled flooring and painted plastered walls. There is also staff changing facilities, showers and a pantry/kitchen.
The plot provides yard space which is secured by a 2 meter high boundary wall and chain link fence. The surfacing is predominantly brick paved although there are areas of compacted road base/sand to the rear. The yard also provides direct access to the warehouse via one of several Crawford electrical roller doors. Additionally it worth noting that there is an area for extension to the rear of the yard should any occupier wish to expand. This would however be subject to necessary permissions and consents.
