Overview

Al Furjan is located opposite of Discovery Gardens with frontage on Emirates Road. The only way to access the community at the moment is from Sheikh Zayed Road.

This project was launched in 2007 but stalled after the market crash. Initially, the project was supposed to have two phases, ultimately, Phase 2 was cancelled and currently all units in Phase 1 – 821 properties in total – were delivered in 2013.

Al Furjan consists of 3 Bedroom townhouses and 3, 5 and 6 bedroom independent villas.

Buying Guide

Buyers are attracted to good quality finishing which is considered to be better than that of other Nakheel communities. The high original prices have translated into better construction materials. Both contractors involved in the construction of Al Furjan – Arabtec and Shafar are renowned for delivering quality.

Within Phase 1 – there are two areas – Quortaj and Dubai. All property types (townhouses, 3, 5 and 6 bedroom villas) are available in both areas with the same floor-plans with the only difference being the facade/elevation. Quortaj are Mediterranean style units and Dubai style is an Arabic themed design. In general there is more demand for Quortaj over Dubai. Quortaj is closer to the main entrance of the community and most buyers prefer the cream finish over the brown exterior of the Dubai styled villas. As Quortaj was handed over first, there is a higher occupancy rate in that area and that also seems to impact buyer preference for this phase. However, as we have seen in other communities, we expect that perceived value associated with Quortaj and Dubai to become equal as occupancy rises.

Villas in Al Furjan have larger built up areas when compared to another brand new community like Jumeirah Park, but plot sizes are smaller. Another design feature of the community is low boundary walls which create privacy concerns in the minds of some buyers. But to be fair, the plot sizes are still decent, and privacy concerns can be diminished by utilizing proper landscaping.

Current access is only from SZR which leads to major congestion during peak hours. Another perceived drawback to Al Furjan is proximity to mid-income area of Discovery Gardens.

Infrastructure, Amenities & Other Developments

* RTA is expected to open two new access points which will greatly enhance Al Furjan’s location – giving it quick access to Mohammad bin Zayed Road and Jebel Ali Road. This will improve accessibility for home-owners and also strategically improve Furjan’s location being close to the new airport, DIP and Jebel Ali Freezone.

* A Geant supermarket is currently under-construction near the community entrance (opposite Masakin Al Furjan).

* Other retail areas closeby include shops, gyms, and other services in Discovery Gardens. Ibn Battuta mall is a short drive away.

* Al Furjan’s plantation work begun in early 2013 and will mature rapidly in coming months.

* There are few open spaces and parks and currently no public amenities in the community. These are expected to come onboard within Phase 2 – but that is still a few years away.

* In April 2014, Nakheel announced its plans to develop a shopping mall in Jumeirah Village Triangle. According to press releases, this will be a 1 million sq. ft. retail destination featuring a 15 screen cinema, 80,000 sq. ft. hypermarket and an entertainment area, a department store and a selection of retailes, restaurants and cafes. This mall will serve Jumeirah Park, Al Furjan and other nearby communities.

Positives:
