Jumeirah Village Triangle
(JVT) was announced back in 2004 but with master-plan revisions, construction did not commence till 2006.
JVT consists of 2 Bedroom Villas and 1 & 2 bedroom townhouses which are all completed. Entrance and exit points are fully functional and the community enjoys access to Al Khail, Mohammad bin Zayed Road and a back road leading to Springs/Meadows & Jumeirah Park. The first villas were delivered in 2008 and the last delivery was completed in 2012. There are residential and commercial plots all along the periphery of the community which are owned by investors & developers, but till date only three projects have gotten off the ground.
The independent villas are characterized by very large plot sizes not to be found anywhere in Dubai for a 2 bedroom villa. The two bedroom townhouse has a very large and usable built up area making it popular with end-users. The 1 Bedroom townhouse is also a unique concept with many buyers preferring these to buying an apartment.
Buying Guide
The community is divided into 9 districts of varying sizes. Prices in JVT are pretty much determined by the distance from the property to the high tension power cables. A detailed map and picture can be found in the Pictures and Downloads section.
The rule of thumb is that the further away from the power cables the higher the price demanded.
In addition, villas with larger plots than the standard (7,000 sq. ft.) command higher sale prices.
Infrastructure, Amenities & Other Developments
Retail in the community (as of September 2014) consists of a minimart located on Tulip Road near the Limitless Building. With further G+4, G+8 buildings under construction in the community, we expect more retail facilities in the future. At present, most residents rely on the Meadows and Springs Town centers located a short drive away.
