Concept:

Jumeirah Lake Towers is a mixed use lakeside community with residential and office towers, hotels and retail outlets.

The project is an apartment district consisting of 79 high rise towers clustered in groups of three [trios] and surrounded by 4 artificial lakes, landscaped gardens, and wandering waterways.

Lakes:

Master planned as a lakeside development the impressive towers of JLTs have a water park and garden ambience:

The lakes are named:

Lake Almas West,

The Jumeirah Lakes Towers is a mixed use community with:

45% of the Towers planned for residential use,

21% as office only, and

34% planned as hotel, retail, and mixed use.

Four towers within the development will offer hotel facilities and dedicated retail plots will help enhance the overall community atmosphere with dedicated supermarkets, laundries, restaurants and areas of shopping.

The tallest tower and the centerpiece of the entire complex is the 66 floor Almas Tower which will be based on its own island between Lake Almas West and Lake Almas East.

Offering land as well as some water based entertainment and recreation opportunities, the development has extensive facilities for shopping, indoor sports and dining.

The JLT Embankment will have 8 towers facing the waterways of the Jumeirah Islands projects.

Tower Clusters:

The towers in JLT proper are set in 26 clusters of three named from A to Z.Each cluster has it"s own underground parking facilities retail waterfront. The towers are officially numbered 1, 2 and 3 in the master plan but also have individual names conferred by their respective sub developers. The trio clusters are unnamed.

Hotels:

Four hotels are to be built in the Project:

the Movinpickin Hotel on plot A2,

the Bonnington on plot J3,

and unspecified hotels on plots T3 and Z2

Serviced apartment buildings are also planned.

Al Mas and the Jewellery Business:

The centre price is Al Mas Building [Arabic for "the Diamond"] which has 66 floors and houses the DMCC head office plus the Dubai Diamond Exchange.

All office owners and tenants of the tower are Jewellery traders and manufacturers.

The basement of the tower houses the main diamond vault.

Another two DMCC owned buildings, the Au and Ag, will house the Gold and Silver Exchanges respectively and will also only be occupied by DMCC members.

Facilities:

JLTs will include:

- 5 childrens playgrounds,

- 3 mosques,

- a police station,

- a civil defense station

- and other facilities.

Population:

The project is estimated to have a resident population of around 60,000 and a working population of another 120,000:

Jumeirah Lake Towers are located in the district of new Dubai just off Sheik Zayed Road .

It is close to two golf courses, including the Emirates Golf Course, the Montgomorie Golf Club as well as entertainment venues such as the Hard Rock Caf, and international restaurants and hotels of nearby Jumeirah and The Palm islands.

American University in Dubai, Dubai Internet and Media cities are just across the road and the Jebel Ali Free zone is up the road.

There will be two stops for the Dubai Metro light rail project along the site - and a shuttle bus service from the 26 clusters to the Light Rail stops is planned.
